What is gas boiler servicing?
A boiler service is planned maintenance carried out to the manufacturer’s instructions. It includes inspecting the appliance and checking safe operation, with cleaning and component attention as specified for that model. It is useful even when heating and hot water seem normal.
Signs you may need gas boiler servicing
- The annual service date is approaching.
- You cannot find a recent service entry for the boiler.
- Your warranty requires recorded annual maintenance.
If you have just bought or moved into a property, our guide to buying a house with an old boiler lists what to ask for and when to book a first service.
What the engineer may include
- Preparation: check the model and service history before following its maintenance schedule.
- Inspection: assess the casing, accessible flue, ventilation where relevant and signs of leaks or deterioration.
- Model-specific maintenance: inspect and clean the burner, heat exchanger, electrodes and condensate trap where the manufacturer requires it; renew specified seals or other service items.
- Testing: check combustion and relevant operating pressures and safety functions using suitable equipment and the manufacturer’s procedure.
- Records: leave the boiler safely reassembled, record the service and explain any defects. Obtain approval for repairs or chargeable parts outside the agreed service price.
Comparing costs for gas boiler servicing
Allow £70–£130 as a broad starting budget. This is indicative, not a fixed quote or a measured local average. The model, access and required service parts affect the charge. A service is not an all-inclusive breakdown repair. A landlord check covering additional appliances needs its own scope and may be priced separately.
The service guide allows 45–90 minutes. That is a planning estimate, not a promised completion time; diagnosis, parts delivery and additional work may extend the job. Check the total includes the agreed work and ask how any extra charges will be approved.

Help the engineer assess your job
Have the manual, warranty terms and previous service record available. Clear normal access to the boiler without removing its casing. Mention noises, leaks or lockouts when booking; these may need a repair appointment as well as routine maintenance.
Registration and paperwork
Gas work must be carried out by a suitably qualified Gas Safe registered engineer. Check the current ID card and its work categories against the Gas Safe Register; a plumbing qualification alone is not enough for gas boiler work. A service does not replace a landlord’s safety-check duties. Read the HSE landlord guidance and specify a separate check when needed.
Describe your boiler job
Boiler-prices.co.uk introduces homeowners to independent heating businesses. One online enquiry can lead to up to four quotations, depending on the job, postcode and engineer availability. We do not employ the engineers or carry out the work. Companies joining the network are asked for relevant insurance details and references; you should still check the firm you intend to appoint.
Tell us what work you need. Agree any survey or diagnostic fee directly with the engineer before a visit. The chosen business is responsible for its quotation, appointments and work.
Common questions before booking
These answers explain the starting points for a discussion with an engineer.
How much does gas boiler servicing cost?
The national guide range is £70–£130. Your written quote depends on the appliance, access and agreed scope. Additional work can take the total outside this range.
Is an annual service the same as a landlord gas safety check?
No. Servicing maintains the boiler; a landlord gas safety check addresses the applicable safety-check duties for relevant appliances and flues. They may be arranged together, but ask explicitly for both and for the required records.
How long should I allow for gas boiler servicing?
Allow around 45–90 minutes for the work described in this guide. Confirm timing with the engineer because access, parts and unexpected faults can change the schedule.
Will I receive four quotations?
Up to four quotations may be available. The number depends on your postcode, the work required and the capacity of suitable independent engineers. There is no obligation to accept a quote.
